Switching to Wards Property is simple and we’ll guide you through the whole process.
Step 1 – Check your notice period
Review the Terms of Business you signed with your current agent to see how much notice you need to give and if there are any tie-ins. If you’re unsure, we’re happy to look this over with you and highlight the key clauses.
Step 2 – Give notice in writing
Send your current agent a brief email or letter confirming you’re ending the agreement and instructing them to release all documents and the tenancy deposit to Wards Property. We can provide a template if you’d like.
Step 3 – We organise the handover
Once instructed, we will:
Contact your tenant to introduce ourselves and reassure them it’s “business as usual” for their tenancy.
Request and chase all tenancy documents – tenancy agreement, references, deposit details, right to rent checks, compliance certificates and warranties.
Arrange transfer of the deposit to the correct protection scheme under our control.
Collect all sets of keys held by the old agent.
Carry out an initial inspection and update our records with meter readings, photos and an inventory checklist.
Step 4 – Relax, you’re now with Wards
From here on, we handle the management. You get clear statements, prompt updates and a responsive team. Your tenant knows exactly who to contact for any issues, and you can get on with your life without playing “letting agent” in your spare time.
Before you switch, it’s worth asking a few key questions of any agent (including us):
Are they genuinely local and hands-on, or is the management outsourced to a faceless team somewhere else?
How easy is it to get hold of them in a genuine emergency?
Do they use local tradespeople with reputations to protect?
How often do they carry out inspections and how are the reports shared with you?
How do they handle arrears, rent reviews and renewals?
