A Section 8 Notice is used when a tenant breaches their tenancy agreement — most commonly due to non-payment of rent. However, a court order is required to proceed with eviction.
Form 3 must be served with clear grounds for eviction under Schedule 2 of the Housing Act 1988.
Mandatory Grounds (1-8): Court must grant possession.
Discretionary Grounds (9-17): Court may grant possession based on reasonableness.
Our eviction team ensures notices are accurately served, supported with rent schedules, and legally compliant — avoiding unnecessary delays or dismissed cases. We offer swift service delivery across Stoke-on-Trent, Crewe, Newcastle-under-Lyme, Stafford, and beyond.
Need urgent possession? Our Fast-Track Eviction Service uses Section 42 of the County Court Act 1984 to transfer your case to the High Court, enabling High Court Enforcement Officers (HCEOs) to evict tenants within 7–10 days, or as fast as 5 days in urgent cases.
✔ Faster eviction than County Court bailiffs
✔ Immediate enforcement without advance notice
✔ Option to recover rent arrears via Money Judgment
✔ Reduced income loss and property damage risks
A Section 21 Notice is used when landlords want to regain possession at the end of a fixed term or during a periodic tenancy.
Key Requirements:
2 months' notice must be served
Deposit must be protected in a government-backed scheme (for tenancies after April 2007)
Form 6A is mandatory for tenancies starting after 1 October 2015
Notice periods must align with rental payment dates in periodic tenancies
We handle all documentation to ensure valid service and avoid invalid or delayed notices.
If tenants do not vacate after notice, we offer full support through the legal process:
✔ Court claim preparation and submission
✔ Representation at hearings
✔ Advocacy and response to tenant defences
We take the pressure off landlords by managing the legal complexities on your behalf.
If court-ordered possession is granted but tenants still refuse to leave, we provide:
County Court Bailiff Eviction – Warrant of possession issued and executed
High Court Enforcement – Quicker and more effective resolution via HCEOs
