Thinking about buying or selling a property in Stoke-on-Trent, Newcastle-under-Lyme, Stone or the surrounding areas? Wards Property is here to make the process clear, stress-free, and successful. Below are answers to some of the most common questions we receive from both vendors and buyers.

🔹 Vendor (Seller) FAQs

How do I get a valuation for my property?

We offer a free, no-obligation property valuation carried out by a local expert. We’ll assess your home based on its condition, location, and the current market to give you a realistic sales price.

📞 Contact us today to book your valuation.

How will my property be marketed?

We advertise on major portals including Zoopla and OnTheMarket, as well as across Facebook, Instagram, and our local high street presence. Our marketing includes:

  • Professional photography
  • Floorplans
  • Video or virtual tours (where applicable)
  • Featured listings and social media promotion

What fees do you charge to sell my house?

Our sales fees start from just 1.5%, with no hidden extras. We’ll tailor a package to suit your property and budget. Visit our Sales Fees page or get in touch for a quote.

Do I need an Energy Performance Certificate (EPC) to sell?

Yes, it's a legal requirement in the UK. We can help arrange this if you don’t already have one. EPCs are valid for 10 years and must be available before marketing starts.

How long will it take to sell my property?

This depends on market conditions, your asking price, and the type of property. On average, it can take 8-12 weeks from offer to completion. We'll keep you updated at every stage.

What happens when I receive an offer?

Once you accept an offer, we’ll handle the negotiations, liaise with solicitors, and progress the sale through to completion. We stay hands-on to keep things moving smoothly.

🔹 Buyer FAQs

I’m a first-time buyer – where do I start?

Start by getting a mortgage in principle, which shows how much you can borrow. Then register with us so we can notify you of suitable properties as soon as they become available.

Do I need a solicitor or conveyancer?

Yes – a solicitor will handle the legal transfer of ownership (conveyancing). We’re happy to recommend trusted local solicitors we regularly work with for a smooth transaction.

How much deposit do I need to buy a house?

Typically, you’ll need at least 5–10% of the property’s value as a deposit. A larger deposit often means better mortgage deals. Speak to a mortgage adviser for tailored guidance.

How long does the purchase process take?

Once your offer is accepted, the buying process usually takes 8–12 weeks, depending on the chain, mortgage approval, and legal checks.

What is a property survey and do I need one?

Surveys assess the property's condition and help uncover issues. There are different levels:

  • Mortgage Valuation (basic)
  • Homebuyer Report (mid-level)
  • Building Survey (in-depth)

We recommend at least a Homebuyer Report for most purchases.

Do I pay stamp duty?

Stamp Duty Land Tax (SDLT) is payable on properties above certain thresholds. First-time buyers may benefit from discounts or exemptions. We can help you work out what’s due.

What if I want to make an offer?

Let us know! We’ll put forward your offer to the seller and handle all negotiations. Be prepared to act quickly—especially in a competitive market.
