Should you allow pets in your rental? The pros and cons for landlords in Stoke-on-Trent

30/08/2025

What landlords in Stoke-on-Trent need to consider before saying yes to tenants with pets

It’s one of the most common questions we’re asked at Wards Property Management by landlords across Stoke-on-Trent: Should I allow pets in my rental property?

And it’s no surprise. With pet ownership on the rise – particularly post-pandemic – more tenants are searching for homes where their furry companions are welcome. But for landlords, it’s not always a straightforward decision.

If you’re letting a property in Stoke-on-Trent, here’s a clear look at the pros and cons to help you make an informed choice.

The pros of allowing pets

  1. Wider pool of tenants
By welcoming pets, you instantly increase your chances of attracting high-quality applicants. Many pet owners are long-term renters who struggle to find suitable homes – and are often willing to pay slightly more or stay longer once they find a good one.

  2. Longer tenancies
Pet-friendly properties tend to experience less tenant turnover. Moving with animals is more difficult, so tenants with pets are more likely to renew and settle in for the long haul.

  3. Higher potential rent
In some cases, landlords can reasonably charge slightly higher rent to reflect the additional wear and tear or cleaning. This must be clearly agreed in the tenancy agreement and remain fair under the Tenant Fees Act.

  4. More responsible tenants
Responsible pet owners often prove to be responsible tenants too. They’ll typically treat the property with care and respect if they’ve been trusted to rent with an animal.

The cons of allowing pets

  1. Increased wear and tear
Even the best-behaved pets can cause damage – scratched flooring, chewed woodwork, or lingering odours. It’s important to budget for this in your long-term maintenance plan.

  2. Limitations due to leasehold or insurance
If your property is leasehold, the head lease may forbid animals entirely. Some landlord insurance policies may also have restrictions or higher premiums if pets are allowed, so it’s worth double-checking the terms.

  3. Potential for complaints
Noise, smells, and allergies can be a concern for neighbours or future tenants. Make sure any permission you give is conditional and specific – you don’t have to allow all pets or types of animal.

  4. Difficulty reclaiming deposits
Under the Tenant Fees Act 2019, landlords can’t charge extra deposits specifically for pets. Any damage must be claimed from the main deposit – so thorough inventories and regular inspections are essential.

So, what’s the right answer for you?

There’s no one-size-fits-all answer, but we usually advise landlords in Stoke-on-Trent to consider a pet policy rather than a blanket ban. This allows for flexibility – assessing each request on a case-by-case basis. You can include conditions in the tenancy, such as:

  • Only certain types, breeds or sizes of pet

  • No pets in furnished properties

  • Additional cleaning requirements at the end of the tenancy

  • A ‘no nuisance’ clause for neighbours
