Key tips for landlords letting to students this summer
With the new academic year fast approaching, student demand is picking up – and that means opportunity for landlords. Whether your property is already let to students or you’re considering entering the market, now is the time to make sure everything is in place before term begins.

Many students secure their accommodation months in advance, but others leave it late – especially first-year students, international students, and those coming through Clearing. If your property isn’t yet let, don’t panic. There’s still plenty of movement in August and early September. But competition is tight, so your property needs to stand out and be ready to go.
Student tenants aren’t just looking for the cheapest room – they want clean, secure, well-located homes with good broadband and working appliances. Practical features like a desk in each bedroom, blackout curtains, and strong Wi-Fi are more appealing than flashy furniture. If your property has a communal area, a dishwasher, or even a small outdoor space, make sure your advert mentions it.
Students and their parents are increasingly conscious of safety – and rightly so. Your rental must have:
A valid gas safety certificate
An up-to-date EICR (electrical safety report)
Interlinked smoke alarms (and carbon monoxide alarms where required)
Secure locks and window fastenings
A current EPC rated E or above (unless exempt)
If your property is a House in Multiple Occupation (HMO), you may also need a licence from your local council. In some parts, even smaller shared homes need a licence under additional or selective licensing schemes – so check the rules in your area or speak to us for guidance.
Student homes experience more wear and tear than most tenancies. Preparing your property with durable flooring, wipe-clean walls, and robust fittings can save you money in the long run. Consider replacing anything that’s tired or unsafe – it’s easier to do it now than during term time.
